Hawaii Architecture--
Unique Standards For a Unique State

Hawaii is unsurpassed not only for its weather and "Aloha Spirit" but it is also the only area in the United States which has a complete master land-use plan for the entire state. Every parcel of land, whether military, private, or public, is planned for its future allocation as residential, commercial, industrial, preservation, conservation, or military use. There are also governmental procedures established that adjust land-use requirements as the state grows and existing conditions alter.

The Hawaiian Islands are so much more than scenic mountains, sunny white-sand beaches, and smog free-balmy days. Island ecosystems vary from cool tropical rain forests to hot and arid lava fields to mild trade winds to storms of hurricane force. Kilauea and Mauna Loa volcanoes are still active on the big island of Hawaii. Soil conditions can also vary from solid stable rock to expansive clay.

All municipalities have their own site specific building codes and restrictions. Hawaii is a series of islands requiring regulations to define shoreline setbacks, preserve beaches and beach accesses, and conserve wetlands and rain forests. Many island neighborhoods have self-imposed covenant, conditions and restrictions (CCR's) which maintain or preserve view planes, restrict and control structure heights, and specify exterior color, building materials, lot coverage, and buildable square footage.

Districts have been created in Honolulu to control over-development and preserve open space and Hawaii's cultural and ethnic histories. Waikiki Beach, the State Capitol area, the slope of Punchbowl crater, and the world famous profile of Diamond Head are all special development and design districts. To preserve the view of Diamond Head crater from all directions, high-rise condominiums are restricted.
