It remained a seller 's market for a couple more years, heading towards the current very strong and attractive buyer's market. It is a curious thing about real estate markets generally, that the long-range curve is upwards. Please note the chart at the right for an approximation of the real estate cycle. The key to understanding real estate appreciation is that while prices go up and down, the dip or trough of the next cycle is virtually always higher than the peak of the last cycle. This gives comfort in the long range, and shows that it is a better idea to buy real estate when the cycle is in a trough, as Honolulu is reputed to be now.

However, price is not everything in a real estate purchase, especially if it is for a home. Real estate is in demand because it serves very important personal, family, and security needs that can actually override the importance of price paid. Couple this thought with the federal and state tax subsidies a property owner gets through the interest deduction when a loan is secured by real estate and you have a true winner. Put this together with a buyer's market and you have three powerful reasons to take charge and chart your own destiny.
